I haven't noticed any water seeping in, of course AZ storage only gets 7 inches of year and we are gone during the summer when 1/2 of it comes.
I guess I need to open the window all the way to see if the seal is on the top also, which if the hinge is there it will be harder to stick in some no foam rubber.
Has anyone had a similar problem with the foam and what did you do?
Thanks.

We have a similar issue on a crank out window. I watched a few you tube videos on how to remove the handle, rivets, spread arms in order to allow the window to be removed at the hinge and then replace the seal. You then have to replace rivets with small machine screws and locking nuts. I purchased a soft rubber self adhesive D seal from Amazon (50 ft length) that was about 7/16 inch wide by 1/4 inch tall. It should compress down to about 1/8 inch tall and do the trick for sealing. Have yet to install - but I think it should work. Check on you tube for your particular windo seal needs - and good luck!
