2023 3761 FL roof sealer
We have a 2023 Montana 3761 FL 5th wheel. It is permanently parked in a campground. My neighbors tell me we should seal the roof every year. However I am told by Keystone that we should not try to seal it unless we have added a device that required penetrating the roof. Keystone says to just clean it once or twice per year. Do you guys seal the roof?

One pop-up, one Dutchmen TT, one Springdale TT, one Outback TT, one Montana High Country fifth wheel ..... never resealed the roof. Did some caulking on the roof, but never reseal.
Your roof should last for a minimum of 10 years before you even remotely have to think about it, except for ensuring the calking is good. Yes, you do need to get on the roof and inspect it for calking cracks and to make sure no tree branches ripped anything.
But there is no reason to reseal it every year. That's ludicrous!

Have never sealed our roof but do wash it a least once a year. Still looks great.

I think the term “sealed” roof confuses the conversation.
You should get up on the roof at least once per year and check the “caulking” or lap sealant over the front and rear cap joint + skylights + roof vents etc. Some folks refer to this as “sealing the roof” anually.
If you are talking about painting a white coating over the entire membrane - that is a different “sealing” discussion. It makes the roof look pretty and white and claims to lengthen the life of the roof. I suppose the fresh white coating reflects lots of sun to make it cooler inside. Our roof membrane documentation says we should wash the roof at least once per year and keep up with the “caulking” (sealing) - but it does not require a painted coating be applied at any point…so this is optional for the owner to perform. I might put a coating on my roof someday.
There are billions of square feet of TPO membrane roofs on top of commercial buildings in the US. My gut feel is that 99% of those roofs never get a painted coating as part of maintenance.

In addition to the checks and recaulking as mentioned, maybe what was meant is to clean and coat the roof with UV Protectant.

I wash my roof annually then I apply 2 coats of this using a microfiber cloth soaked with it. Arizona sun turns roofs into an alligator texture without UV protection.

I agree with firestation about az sun. I had to re-roof after 8 years. Leave AZ during summer, but sat outside the other 9 months. I could rub the roof in places and it just sort of crumbled like alligator skin.

There is roof membrane treatment that you can coat your roof once a year after a thorough wash. It adds UV protection and helps to keep the membrane from
Drying out and UV damage. Some people call that a “sealer”. You can Google RV roof treatments and you will find lots of similar products. If your unit sits in the sun all year, I know people that treat their roof spring and fall because their unit sits out year long. I think twice a year will really help your roof last a long time.

Thank you! That makes good sense. We applied a wash-n-wax treatment this summer already. We used the Turtle Wax "MAX'. Seemed to work well.]

I resealed my roof. I turned out real nice. The first thing I did was scrub it real good. My texture was like the "alligator" skin mentioned above. Once I did that I used the Everbond Roof Coat

The surface of the roof that was gray with age/dirt/UV breakdown etc. was super hot. Now looks nice and new, and cool on top. The texture looks new to me now.
this is on a 2001 Montana. I wouldn't think that a new one would need that treatment but check your seams and other things and wash it would probably help.

The product you used is one of several good choices. Your 2001 camper’s roof is typical of what happens over the years. Some areas of the country can be really hard on roof membranes as well as decals, exterior side wall gloss, weather stripping. Annual application of UV protectant on newer campers can delay the eventual need to apply an elastomeric coating on the roof. Did you apply one or two coats?
