Potentially iffy campgound questions

Hi Folks,

I'm getting ready to move, as my wife's contract here in Charlotte NC is over soon, and we were hoping for a winter Florida. We found a campground in Port Charlotte that said they had a vacancy so we put a month's fees down (not cheap, BTW). They said they'd be in touch closer to the move date (Nov1) with the site number. This week they sent us the number, 28, and a campground map. Well, site 28 isn't on the map. So we emailed back and pointed that out, and they responded with another map, that includes site 28. Comparing the map to photos of the campground and google earth, there's no way site 28 is big enough to fit our rig (and doesn't even look like a site). So we went back to them and said, ok, we'll get you in site 26, which according to the map is a 30amp 25' site. We emailed back and said that doesn't look like it will work either, and they said don't worry, we'll make something work. Pictures included here, including google map photo.

Has anyone been in this scenario? Or to Funseeker RV Resort in port charlotte? This is making us super nervous that we'll get there and not have a place we can fit, the campground is fairly small and tight looking, but we were so excited we actually found a spot we could stay for 3-4 months in Florida close to family. Their policy says cancelling will not result in a refund, so we're just nervous about that as well. We can always have our credit card dispute the payment, but we don't want to burn any bridges. We don't have any other leads on a place to stay, we could stay where we are for longer if we can't find anything, but I don't want to drive two days and find out we don't have a home.

You mention, "to be near family". If you have family nearby could they drive over and scope it out for you? Take measurements, pictures, maybe Facebook video, or Google Duo, or Zoom. Do a video conference call and a virtual walk through. Or ask the RV park if they could do that with you.
Other considerations, ours is 35'. Hitched we are 53'. Unhitched we need 60' to park the truck in front.

I agree, getting someone to look at it for you would be best. You do have reason to be concerned.

Thanks for the thoughts folks. My uncle lives down the road and is going to check it out this weekend (he's an RVer as well, so knows what to look for). I am nervous because of their continual promises to "make it work" without giving us anything reassuring, like offering a site that according to their map is the right length and amperage. We're going to call them back today and ask them to show us pictures of the site they will offer us so we can look at it every which way. I feel like we're going to get there and they're going to make someone else move to accommodate us, or just say oops sorry, no room. In the years I've been camping we've never had an experience like this, so it's new territory.

This reminds me of a tiny campground very close to the northbound bridge on 41 coming from Punta gorda. The southbound bridge is on the Charlotte harbor side and is where allegiant airlines is building a resort called Fun Seeker. Lots of traffic on 41. We winter at Riverside RV Resort, which is off exit 170 of interstate 75 and five miles past the Wallmart, on the Peace River. You may want to call them to see if you can get in there. Their number is 863-993-2111 or call encore reservations number 1-800-795-9733. THEY ARE NOT CHEAP, but they are now putting in 50 more sites to bring the total to over 550.

Hey jcurtis! The resort is fun seeker on the north side of there river, punta Gorda/port Charlotte. It sounds like the same one. From what they sent us, it's only got about 30 sites. Are we talking about the same place?

Sounds like the same place Andy. I always thought of it as a parking lot behind a storefront right off of 41. There is a business very close with a blues Brothers statue out front, a small used car dealer, a car wash business, and others close to this place. We stayed in PG off Burnt Store road in the nineties when the in laws lived in pg. There is also an encore park in the port Charlotte area on the road to Englewood where there used to be a large French Canadian presence. Our park has an Arcadia address, but we are just 5 miles from 75 and about 4 miles outside port Charlotte. John

I never saw any RV's entering or leaving the park in question in all the years we have wintered in Florida and driven by there a lot. Thought it was a very tiny park that had people that lived there full time and worked in the area.

Thanks for the info. I'm going to try and call them later today to get more information about it, and also call that other park you mentioned. It is a tiny tiny park with only about 28 sites, and from the map only about 10 that will fit us.

Just noticed in my first reply that the allegiant airlines resort was miss typed. It is Sun Seeker that is across from your park in question. Doubt your uncle will be impressed by the Fun Seeker Resort property unless it was bought out and totally redone recently.

Thanks for the update. We'll see what we find.. So far no response to my calls or emails so we'll likely be contacting our bank to dispute the charges unless they can make this right. Just wondering if anyone has experienced this before.

still nothing concrete

So the park finally returned some calls after about 4 days, and said that they won't refund due to cancellation, and said to be assured that we would have a spot. They said they were working on getting a site manager to send us some photos as a special exception, but have not yet, as they do not keep staff on site (which was a huge red flag for me). We managed to find another campground down the road that we got a spot at and put a refundable deposit at, with a pull through spot and on site staff, along with real amenities. We'll definitely not be going to the first one, but wondering if anyone's been in this boat. They haven't provided any real assurances that we'll fit in any spots there and haven't provided the lease that they said they would have sent a week ago. We were thinking of contacting our bank to dispute the charges. It just seemed really shady but they seem really set on keeping our money and thinking that we're the shady ones.

If you put the deposit down with a credit card, then use the card company to challenge the charge. They used deceptive practice and the card company should get your deposit back in full. It has worked for us several times with these locations who use 50 year old photos, or say they have amenities and do not, especially 50A service.

I agree, I would work thru your Credit Card Company. Explain the situation in detail and the fact that you haven't signed a contract may work in your favor.
From the sat pics on Google you couldn't pay me to stay there.
We Winter further inland in Sebring, but we have HUGE sites and plenty of things to do.

yep, definitely, the wife is calling the credit card company today (she does the finances, I do the repairs). We found a better looking campground down the road in Venice. Even if not perfect, it's at least got a pull through spot and room to turn around, which I was really nervous about.

A quick google search pulls up a few videos. Looks like it used to be the Charlotte Harbor RV park. Kind of looks like the ghetto from a video 5 years ago.

A video from three months ago does help much.

Here’s a link I have no clue what these people are arguing about but looks like the correct park.

I think we dodged a bullet there! The class a coach in the background looks like it's in the "large" middle row, and still looks like it would be barely big enough for my rig. Plus it sounds like a less than pleasant arrangement.

Google earth is not always accurate. Just last weekend I went to a reunion at a house that didn't even show up on google earth in spite of the fact that the photo said it was taken in March of this year and the house has been there for nearly 3 years.

Looking at just the Google review alone this place sounds like a live in park full of crack addicts.

Best best is online reviews from Good Sam or other RV clubs as well as having someone go check it out if possible.

Since I'm lousy at backing up I look for parks that have pull through sites and say big rig friendly. Photos from the campgrounds help along with photos that customers upload to Google help as well. We like to get a list of our favorites that we found on line and then we do a recon in person to pick the best park.
