MaxAir fan
Bathroom MaxAir fan opens, fan starts but immediately upon full open it shuts down and closes as if water is present. We’re in the Phoenix, AZ area and it’s dry and high ‘80’s. Nothing in the manual that I can find. Any ideas?

Sounds like it's a rain sensor problem. Call customer support.

I've heard of rain sensors building up residue on them. You have to go on top of the rig to clean it. The person I observed cleaned it with an alcohol pad like you use to clean eye glasses. While up there might as well wipe the seal the lid sits on when closed and treat it with some 303. If you don't it will eventually stick closed.

I just had my Maxx Air completely replaced. It was doing something similar, only the opposite. The fan would start, but the door would not open. It just clicked and clicked and clicked. After about 2 minutes, it finally stopped. Turning off the fan, it would do the same thing. The door would try to close (it was already closed) and it would click and click and click.
Turned out, the metal part that actually held the gear in place was broken. I talked with my local dealership, took the camper over, showed them what was wrong and they were able to order that specific small piece. It took forever to get the part in though.
I had them install it, since they were good enough find the part for me. The door would now open if I got a ladder and turned the knob by hand, but the buttons on the wall did not work at all.
They determined there was a second motor in the unit and the second motor failed. Again, getting the part would have taken forever again. This time, I asked them to forget about the parts, just get me a whole new unit. They did.
A week later they went ahead and installed it. I could have done it myself and saved a $75 labor fee, but since they went through the effort to go a little extra for me, I chose to let them go ahead and do it. They did a nice job. The entire unit was removed. They did a really nice, clean, neat job of reapplying the putty around the fan on the roof, sealing it in. It works right again, and everyone is happy.
So, you need to get on the roof, get the door open, look inside and see if anything is broken. If it's broken .... getting a whole new fan will be much easier and faster than getting the parts for it.
If nothing is apparently broken, then clean everything up real good. Check out all the wires, the sensors, and do some maintenance like folks described above. Worst case scenario, just replace the entire thing.

Usually if there is water present, it beeps at you and does nothing to open.
Cleaning the rain sensor is a good place to start however.
After that I would remove the circuit board and look for any corrosion on the solder runs. Clean it really good if you do find corrosion. Give it a coat of clear lacquer over the area you cleaned. DW clear nail polish will work In a pinch.
Reseat all the connectors.
Get EZ clip vent covers.
