Roof coating

Good morning all,
Went up on my roof to clean it and noticed that it has begun to have spider like cracks all through out the roof. I'm looking to recoat it with a rubber roof material my question is can anyone point me it the right direction of the best brand to use. Also do I need to use the Pre-coat since I'm recoating a roof. I washed it with just a soft brush and water but when I get ready to install the coating I plan on washing again with soap and water .
Thanks for any help.
Be safe on your travel's.

I had a roof sprayed in a few months ago. Not cheap. The roof felt all grainy like sandpaper but not that fine. Along one side where the flashing wraps from the side over the edge, it had lines about a foot long going up and over the edge. They were spaced about every 12-18 inches - very strange.

By the way, I read up on the warranty and it said you have to have proof you treated it (or had dealer do it) every year to get the 7 (or 10 or 12?) year warranty. They don't really tell you that in the brochures. I read a lot on here about people debating whether or not to do it, and about half said just wash it down and half said use dicor. Neither would help with warranty unless you kept the receipt for the dicore.

I used Dicor on another trailer. It is a two part system and quite a job to do correctly. However, the results were impressive.

Henry TropicCool 5 Gallon bucket $$$ provided 3 coats on my 36’ Montana Roof
Cleaned the Roof prior by scrubbing lightly with soapy bleach
For the personal effort involved I went with the expensive stuff

We live in Denton and had our roof done several years ago by a local company, RV Roof. It is the spray on that has been great. It was less expensive than an EDPM replacement by $1,000 +. I would suggest a call to Mark Lamb at (214) 336-1266 and ask for details. If we buy a new camper before we bring it home it will go to them for a roof. Great product. Lifetime warranty.

All these treatments.....and I've read on here several times over the years, people have attended seminars at rallys put on by the roof people that say you shouldn't put anything on them????

I just had the FlexArmor done on my 2013. I started seeing the same spider cracks and decided it was time. Expensive, yes, but lifetime warranty and it now looks great! I will post an update in a year after seeing how it holds up.

Roof Coating

In the Spring I am going to use Crazy Seal. I have talked with them and read a lot of articles about it.. All Good. Once you get it Coated, they will Guarantee it to last for the lifetime you own it. Not sure if it is transferable.
I am convinced to use it.
